To adapt to the rapid development of the real estate market and meet client demand for professional advice, Bonding has set up the Real Estate Group and has been paying greater attention to gaining experience in this field. Our attorneys in this area have a solid knowledge in terms of real estate regulations as well as significant practice experience. We have represented a great number of domestic and international companies on their real estate development projects, negotiated world renowned hotel management contracts, and advised on real estate leasing and purchasing, etc. Our Real Estate Group’s work has been highly regarded by our clients, real estate developers and legal professionals. The Real Estate Group at Bonding has been, since its creation, providing various legal services to our clients in respect of land-use-right purchasing, joint-operation, project transfer, real estate development, project construction and other property related issues.

Our Real Estate Group is organized in a standard and professional manner. Clients are served by the Firm as a whole based on the principle of clear distribution of responsibility among partners, supervising attorneys and legal assistants, of efficient management and of team-based professional service.

Experience & Capabilities:

  • Advising on establishment, restructuring and daily operation of real estate development companies and other related institutions;
  • Advising on the validity of the project and the legal procedures to be gone through, completing the relevant approval procedures;
  • Advising on property demolition, land valuation, applications to obtain or transfer land use right, and procedures concerning property transferring;
  • Representing clients and other parties concerned by participating in discussion and contract negotiation, and then rendering legal opinion accordingly;
  • Assisting or representing the developer or other party concerned in dealing with the cooperation plan, property transfer, purchase of the project, and advising on daily operation.
  • Conducting due diligence investigations on legal condition of asset concerned of real estate companies and rendering legal report on issues relating to proprietary condition, debt, labor, approval documents and legal risk of real estate project;
  • Issuing opinion regarding the finance framework, authorities’ approval and forms of surety of the real estate project.;
  • Providing overall legal services for real estate project transfer matters regarding due diligence, scheme design, legal documentation and contract negotiation;
  • Drafting, reviewing and modifying general contract or agreement and other relevant documents and regulations formed in the course of the development and operation;
  • Assisting the developer to go through various legal formalities necessary in the distribution phase, advising on legal documents, organization and arrangement of distribution, and professional training for such distribution;
  • Assisting the developer in preparing legal documents, conducting negotiations and handling disputes related to lease of the real estate;
  • Assisting the developer in setting up corporation responsible for property management, formulating operating systems and regulations therewith and assuming the task of managing property.
